Week 16 - But Who's Counting

Well, nobody bought the house last week. The good news, apparently, is that nobody bought ANY house in our whole town which I suppose means nobody looked at our house, said "yuck" and handed over their money to somebody else.

Open house #2 is in Sunday. The weather prediction is dryer air, temps in the 80's and mixed sun and clouds. Apparently, good open house weather. Our Realtor says sunny days are bad for open houses because folks get busy doing other stuff and of course nobody wants to even venture outside if it is pouring rain or jungle hot.

Might have to mow the lawn again to make it look all sparkly. Sigh.

Week 14.14 - Thanks to All

A relentlessly huge shout out to our crew who made this all possible!

First, our wonderful Realtor and good friend, MaryRose, the queen of metro west real estate, who found the perfect property (and who should be bringing us a big bag of cash soon).

James and son plasterers. Nice job with the ceiling joints. Wow!

Jerry "no crack" the plumber. Keeping things flowing.

Week 14 - Before and After

That's right! We are good to go at last! Private viewing for Realtors only today and open house tomorrow.

Even for me, looking at the finished product, it's hard to appreciate everything that went into it. As with so many things, you only see what is wrong, not what is right, but here is a partial list of what transpired;

Kitchen, bathrooms, family room totally gutted and redone with electrical, plumbing, appliances, paint, flooring, windows, the works.

Kitchen wall moved and unfinished space reclaimed.

Boiler removed from kitchen, new boiler installed in the garage.

Bedrooms all new doors, windows, paint, flooring.

Brick wall between kitchen and living room removed and replaced by stud wall with pass through.

All new kitchen cabinets made by the Mr. himself.

Exterior removal of nasty Swiss Chalet detail and replaced with decorative fan, all new paint, shingles replaced as needed.

Garage door replaced with cool French doors.

Front yard ripped up and all new landscaping.

Rear and side yards cleaned up, mulch and gravel added, fencing removed.

I'm sure I forgot many things, but that's all the big stuff.

First we had to remove the snow! Hehehe.

The bedrooms are kind of boring to look at, but they are all neat and clean with new paint, doors, carpet, and windows.

And after. Don't be fooled that the before looks OK, the half bath was totally gutted and repainted, floored, new appliances, the works.

No full bath before, but here is a nice during.

Hope they put the lid down before they show the house.

This somewhat indescribable unfinished space that was formally part of the garage is unrecognizable. The kitchen wall was moved back to make a fourth bedroom / home office and that added a hallway where the washer / dryer go and perhaps a little dining nook.

Note that this shot is actually taken from exactly the same place before and after. Wow!

We never did get to dig up the fallout shelter. That will be left as an exercise for the proud new owners.

One lesson I learned is to be more systematic with my photos. Next time I will try and take exactly the same photos before, during, and after. Maybe I'll even buy a wide angle lens with that bag of cash we should be getting soon.

Week 13 - Putting it on the Market

It's finally happening... the house is going on the market. Final inspection yielded one small requirement for adjusting the vents for the bathroom fan and drier. No small thing as it requires the Mr. to crawl around in the eaves on what promises to be one of the hottest days of the year. I will be sure to tell him to keep his cell phone handy so he can call 911 if he feels faint or gets stuck (the only access is a little trap door through one of the closets).

The listing showcased the kitchen... and why not? It should make the new owners fall in love with the place. Do you remember the before photos?

I hope to get a complete suite of before and after this weekend and then we just have to wait and see. The Realtor remains very optimistic that we'll have offers at the open house which should be on Sunday.
